Slab leaks occur in the water pipes installed beneath the concrete foundation of your home or building. Undetected, these leaks can cause significant damage, including foundation shifts, mold growth, and increased water bills. Recognizing the signs of a slab leak early is crucial for preventing more severe problems.
A slab leak is a pressurized water line failing underneath the concrete your house sits on. Because the water has nowhere obvious to go, the symptoms almost always show up somewhere else in the house long before anything appears on the floor.
Any one of these on its own can be something else. Two or three together usually means a line under the slab.
The part homeowners dread is not the repair, it is the idea of someone breaking up the floor to go looking. That is exactly what detection prevents. We locate the leak before anything is opened.
Electronic acoustic listening. Amplifying the sound of water escaping under pressure narrows the leak to a small area of floor.
Pressure isolation testing. Isolating the hot and cold loops separately tells us which system is losing water, which halves the search immediately.
Thermal imaging. A hot-line leak warms the slab above it, and a thermal camera reads that pattern straight through the floor covering.
Line tracing. Mapping where the pipe actually runs, rather than where the plans say it should, so the access point is right the first time.
Almost everything built in St. Lucie and Martin counties is slab-on-grade, which means the supply lines run in or beneath the concrete instead of through a crawlspace. There is no easy way to inspect them and no early drip to notice.
Our soil makes it worse. Sandy ground with a high water table carries escaping water away instead of pooling it, so a leak can run for months without anything surfacing in the yard or the house.
Then there is the water itself. Floridan aquifer hard water is mineral-heavy, and over years it scales and thins copper lines from the inside until a pinhole opens. The 1980s and 90s subdivisions are the ones we see most, because their under-slab lines are still the originals.
Once we know where it is, there are three ways to fix it: a spot repair opening a small section of floor at the leak, a reroute that abandons the failed run and takes a new line overhead through the attic, or, if the pipe is failing in more than one place, whole-home repiping in Port St. Lucie. We will tell you which of the three the line actually warrants.
